Buying and selling

Yes. Homes at Horizon Living are manufactured homes regulated under the Manufactured Homes (Residential Parks) Act 2003 (Qld).

Many over-50s lifestyle communities in Queensland operate under this legislation. It is different from the Retirement Villages Act 1999 (Qld), which applies to retirement villages where residents typically enter into a different ownership and contractual structure.

Under the Manufactured Homes (Residential Parks) Act, homeowners own their home and enter into a site agreement with the park owner for the use of the land and shared facilities. The Act sets out clear rights, obligations and protections for homeowners.

Yes, you own your home outright. But, under the land lease model, you lease the land it sits on, which provides financial benefits such as lower costs and no stamp duty.

No, there is no stamp duty payable when purchasing a home at Horizon Living, which saves you thousands of dollars compared with traditional home or unit purchases.

Of course. You can sell your home at any time at market value. There are no exit fees and you can keep 100% of any capital gain.

If you wish you can sell your home through Horizon Living’s sales team, or you can choose any licensed real estate agent.

Absolutely. Family and friends are always welcome to visit and spend time with you. While facilities are designed for residents, your guests can enjoy them with your supervision, ensuring Horizon Living remains an exclusive and enjoyable space for those who call it home.

Yes we have dedicated storage bays for resident RV's or boats. A small weekly fee will be charged for the use of this storage.

Costs & Financials

After you purchase your home, you will pay a weekly site fee, which covers:

  • The upkeep of the community and shared facilities, including maintaining roads, security and recreational areas, like the clubhouse, pool, pickleball courts and lawn bowls green.
  • Lawn and garden maintenance for communal spaces and in front of your home.
  • Council rates.
  • Electricity and water used in common areas.

There are no body corporate fees or exit fees and you keep 100% of any capital gains when selling your home.

If you receive an aged pension you may be eligible for rental assistance to help cover site fees.

  • Single pensioners can receive up to $105.60 per week, or
  • Couple pensioners can receive up to $99.50 per week, per couple.
